    I do agree with you that the Chancellor is probably aware of the effect these measures will have. He probably gives BTL landlords more respect than I do, in that he thinks they’ll play fair and absorb these costs, or get out of the market and free up property for owner occupiers. I think he’s wrong here, and that BTLs will suck the life out of their tenants, and then blame the government for the resulting social issues.

    I never realised before just how wonderful and caring private landlords [rentiers] really are. In my parallel universe I have privately rented the house I live in for over 30 years. My rent is increased routinely, as a matter of course every 2 years. To this day, I have never received a letter from the rentier saying how much it breaks his heart to raise my rent.

    James, I do read blogs and other reference material. Some of them before you’ve been kind enough to direct me to them, and I’m a fast reader. Generally, they contain selective propaganda to justify a particular viewpoint, and I’m afraid you are a prime example of this. Try putting your logical head on rather than your greedy one and you’ll see I have a point. As you say, there are many other integrated issues to this particular problem, immigration being one prime candidate and developer greed another. I reiterate, I don’t propose to comment on those here, this site is purely about landlords and renting

    You clearly have not read that blog post FW. The reason that so many new-builds are sold to landlords is that they stump up the deposits well in advance of completion, often before the builders break ground. If you want to go along and do that then the developer will be keen to take your cash. So go do it! However the issue is that you will be highly unlikely to have a mortgage in place so you are a risk. The developer wants to build houses and he needs the deposits to give him cashflow, so he has a dilemma. Will he take your deposit knowing that you may not be able to complete? Well possibly, go try it.

    Interesting that you think, in essence there should be no private investment, which would take us back to the 80s and where we started struggling to build houses. You do understand that’s what your suggesting don’t you.

    And of course the builders would not be happy at all, nor would any shareholders they may have and nor would all the other aspiring home buyers that see output spiral downwards.

    I would be the first to agree that we need more social housing but again if you look at the output graphs on that, the rot started 30 years ago. But you want all landlords to be social ones that will offer some sort show homes it would seem, and with extraordinary levels of service. I can promise you that is not what they do in housing associations and nor will the big rental villages that are on the cards. They’re companies that just want to maximise profits, and that is what their shareholders want.

    So are you also proposing that supermarkets and clothes shops are all run by the Government too? After all they’re basic human needs?

    FW, I’ve tried to help you understand the issue is much bigger than you buying a house by directing you to informative links, but you’re clearly not reading them. Unless you do and can produce proper cohesive arguments then you do nothing for your cause. Offering your Utopian world might be something you want to get to one day but it’s not a plan to solve the housing crisis or house all our immigrants that cannot get mortgages. Many more of them will probably be headed for our shores soon, so with the attack on the PRS where will they live? Those landlords that will likely be selling up are the ones that house HB tenants. Indeed I know landlords that are being approached by councils to take refugees and they’re saying NO. What is your instant solution because that is what is needed, not something that might be achievable in 20 or 30 years.

MPs vote to ban fees

The Tenant Fees Bill had its second reading in Parliament on Monday evening, where it was debated at length by MPs before being passed unanimously through to committee stage. All the issues that we’ve raised as a concern – default fees, the deposit cap, enforcement of the ban on letting fees – were brought up by MPs in the course of the debate.

What is Section 21 and why does it need to be scrapped?

Landlords can remove tenants without giving a reason. That’s unfair and it needs to change.

Most of England’s 11 million renters are on contracts with fixed terms of six months or a year; after this period has ended, landlords can evict their tenants with just two months’ notice – and without even giving them a reason. These ‘no fault evictions’ were introduced under section 21 of the 1988 Housing Act. Before this, private tenants had much greater security and it was much harder for landlords to evict tenants who paid the rent on time and looked after the property. The government has finally decided to consult on ways of improving renter security, but - while there are some promising aspects to their proposals - they suggest that no-fault evictions will remain. Generation Rent, the New Economics Foundation, ACORN and the London Renters Union are launching a campaign to abolish section 21.

Letting fees ban moves closer - but loophole remains

Good news for hard-pressed private renters facing rip off fees from letting agents.

The Government has introduced the Tenant Fees Bill into Parliament, which aims to ban the fees commonly charged by letting agents for new tenancy agreements. This is part of the Government’s promise to make private renting cheaper and fairer and it’s a much-needed piece of legislation, especially as a quarter of us in the UK will rent privately by 2021.

Cross-party groups give their verdicts on renting

This week we’ve had two reports from the political mainstream calling for a better deal for renters. They add to the pressure we’ve been putting on the government to improve tenant security – and though we contributed to both, they don’t quite go as far as we’d like.

Fees ban concerns remain as Bill completes first stage

The Commons Housing Committee has published its report on the Draft Tenants' Fees Bill today, making recommendations to the government for when it formally introduces the Bill to Parliament. 

Generation Rent, along with charities, landlord groups, local councils and other industry organisations, gave evidence to the inquiry earlier in the year. There were positive outcomes on rents and deposits, but more work is needed to make sure the ban covers all fees - and that it's enforced properly.

Making deposits work for tenants

One reason the housing market is so stacked against renters is the high cost of taking our business elsewhere, so one of the ways we can make renters more powerful is to make moving house easier.

As our research site discovered, a typical household could save £404 when they move once the letting fees ban comes in. But a bigger cost - in the short term at least - is the damage deposit worth up to six weeks' rent.

We estimate that 86% of renters get most or all of their deposit back, but only after they've already moved into a new home, so achieving that involves raiding their savings, or borrowing money. 

That's why today we're calling on the government to start allowing renters to transfer part of their deposit to a new home once they've paid the final month's rent.

Planned shake-up of rental market complaints system

Last October, Sajid Javid, the Secretary of State for Communities (and now Housing) said that he wanted to start requiring landlords to join a redress scheme if they did not already use a letting agent. 

The government is now consulting on plans for this. The good news is it is considering doing away with the three different schemes tenants have to navigate when they have a complaint at the moment.
