    Hi, I signed a tenancy agreement with a landlord. In the first week I had rats/mice problem in the house. I contacted the landlord and he made me call a pest control to solve the issue, but he paid the fee for the pest control. Now after few weeks the rats/mice are back again. Fortunately a previous tenant came to pick up his mail and told me this rats/mice problem has been going for the past 2 years, during his tenancy as well. I no longer want to live in the house. I still have 4 months left to my tenancy agreement. What are my options, what should I do?

    Sadly I signed my tenancy agreement in may 2019, I’m having to move out due to antisocial neighbours and noise and the agency are trying to charge me nearly £2.5k in fees! What can I do??

    Hi Alex, I called Shelter and the one here in B’ham informed me that they no longer offer support services. They only offer daily call in advice clinic that has a limited number of spots available each day. I got through to them and they told me to go to housing and tell them I need immediate temporary accommodation and then call them back and tell them what housing said

    Unconventional- That’s awful behaviour from your LL. You are under alot of stress because of his behaviour but you don’t have to tolerate this bully. Please look at https://england.shelter.org.uk/housing_advice
    They give good advice on Landlord Harassment which this is due to his constant bullying of you.

    Also Shelter have a helpline you can ring for useful advice on your situation. I feel angry for you. But there are rogue LLs out there and charities like GR and Shelter, support those affected by this type of LL. Keep your chin up and don’t take his cr*p!

    I rented a house with a 6 month tenancy agreement. The landlord never gave me a Renting in England booklet, a gas safety certificate or an energy performance certificate, After three months the landlord sent me a section 21 eviction notice because I had to go on universal credit and I had to pay the rent two weeks late. The council gave me full housing duty, but because the landlord didn’t provide the rent booklet or the certificates they said his section 21 eviction notice is not valid so therefore I cannot get temporary housing. Now tit has been almost one year and he landlord is furious, he says he wants his house back to live in, he has sent a section 13 to increase the rent drastically, and he is constantly making my family feel unwelcome and unsettled in the house. We are living our lives walking on eggshells and the stress is actually making us sick. I appealed the rent increase and the Rental Assessment Tribunal is coming to assess the property. The landlord insists that he will be there with his building surveyor during the assessment. I know he just wants to dominate the proceedings to make sure it goes in his favor as he is a really manipulative bully. I wish there was some support system that people like myself could get help from so that someone could be with me when the assessment is being done to make sure I don’t get railroaded.

These are the places you're most at risk of a no-fault eviction

Renters in south east commuter towns and the edges of Greater London are at the highest risk of a no-fault eviction, our analysis of government data has revealed. 

The worst place for evictions is the London Borough of Havering where last year 39 in every 1000 private renters were made homeless by landlords selling up, re-letting or evicting to avoid making repairs. And that's just people who sought help from their council - many more will have found a new home, but moved at their own expense.

Today we've joined up with renters and housing justice campaigners from across England to launch a national renter manifesto in time for the 2019 General Election.

Renters take unfair evictions to the government's door

Tenants in line for £117.90 when renewing

One of the great things about the Tenant Fees Act is that you can save money whether you move home or stay put. 

Since June, tenants signing an agreement on a new home in England do not have to pay letting agent fees. (As of yesterday, the ban applies across the UK.)

But there's been less fanfare for the cap on deposits at five weeks' rent, which means that a tenant renewing the agreement on their current home could get a refund if their deposit is worth more than that.
